What you'll be paying...

We believe in being as transparent as possible about what fees you'll be paying when renting through Blackmore Vale Lettings. That's why we've listed all the fees you'll have to, or will possibly have to pay throughout your tenancy. Of course these fee's may change periodically but we always endeavor to inform  you as quickly as we can if they do. 

Fees:

Referencing: Reference fee of £195.00 per applicant per person over 18 years of age. This fee is non-refundable and will only be refunded if the Landlord removes the property from our rental list.

Once your application has been processed and the referencing agency has confirmed that they consider you to be a suitable tenant, Blackmore Vale Lettings will issue management documents in the form of a Tenancy Agreement, a Standing Order Mandate and an invoice for the first month’s rent, a deposit of at least one month plus £100.00, (some deposit figures may vary but you will be informed if there is a variant), based on an agreed moving in date. 

Guarantor referencing: £50.00 per applicant 

Rent is always paid monthly, in advance, by standing order or bank transfer. Other means of payment are available but will be subject to a £5.00 per transaction fee. 

Check out:  To ensure your checkout at the end of your tenancy is handled fairly we employ an independent inventory company to undertake the check out on our, yours and landlords behalf. So to remain impartial, the tenant is liable to pay £75 at the conclusion of tenancy, taken from the deposit, which is a 50% share of the check out fee, the remaining 50% to be paid by the landlord

Late rent fee: £20.00 per letter sent from blackmore vale lettings. If your rent is more than 24hrs late we will, when possible try to contact you by phone or email, however should the rent remain un-paid for 72hrs you will be issued with a rent chase letter, informing you of your breach of contract, and any possible actions we will be taking. 

Missed property inspection fee: £25.00 per visit, Should you fail to allow access or miss an arranged property inspection, you will be subject to a fee. 

Also please keep in mind, in a maintenance emergency outside of office hours, it is the tenants responsibility to make safe or rectify the issue. Re-imbursement will be granted, within reason and upon production of a qualified tradesmen's receipt.

At this time we are NOT VAT registered, and there fore do not charge VAT on any of our fees.  

LANDLORD FEES

 At the point of move in: 

For Let Only: 90% of the first month’s rent

For Managed Properties: £300 set up fee and a rolling 10% of the monthly rent for every month of the tenancy

Advertising Only: £75 for 3 months

Set up only: £250

Commercial: £400

Before the tenancy:

Gas Safety Certificate: £70-90

EPC: £60

Legionnaires Risk Assessment: £25

Cleaning – variable due to size

During the tenancy:

£50 for annual statements for tax purposes

£25 per amendment to the tenancy agreement - e.g. new windows being fitted

At this time we are NOT VAT registered, and there fore do not charge VAT on any of our fees.

  • How do I apply for a property through BV Lettings?
    Once you have viewed one of our properties and have decided to proceed, you will need to complete an application form and submit it to our office as quickly as possible. Application forms and Tenant's guides are available on-line and your negotiator will also bring one to the viewing. Once your application has been received, we will discuss your application with the landlord of the property before proceeding further.
